Closing day!

Tomorrow is our closing day! I can't believe it. Everything has happened so fast! A month ago we decided to start looking for houses and tomorrow we are buying a house! I think I'm still in shock. But I am so very excited!

We go to our walk through at 9am and then closing is at 10am. By lunch time we will be new homeowners. I will take some pictures for sure...it will be boring until we celebrate in the new house in the evening. We received a bottle of Dom P for a wedding gift - and we were going to save it for our 1 year anniversary...but I think it's only appropriate that we open it up tomorrow! I just can't wait to walk into our new home....maybe I'll get the hubs to carry me through the front door! :-)

We plan on painting a couple rooms this weekend....the living room and the computer room. I still haven't figured out with the Seller was thinking when he painted his living room purple. But he is a really sweet man-so I won't judge! We hope to have everything moved in my Labor Day!!!!!!

Still in shock.

In the last 3 months so many new things have happened. Mike and I were newly married. We both have new jobs (saving that for another post). And now we have a new home!

We will be proud homeowners on August 28th.

I'm still in shock.

We started looking at houses 2-3 weeks ago. And we soon found out that the only houses that are on the market right now is foreclosures and short sales. Short sales could take up to a year to close-and they are owned by the bank. Anything you need fixed is required by you. Foreclosures are just disgusting. 99% of them are covered in animal urine and beat to hell. And until you have an inspector come in (which is $350) you won't know if they tampered with the electrical or the main heating/cooling supply-which they probably did. Not to mention none of them have appliances. So, ya you can buy a cheap foreclosure but expect to tack on another $50,000-$60,000 just for repairs and appliances...

We started to get really discouraged...so we just hoped and prayed that we would find a house by October 2009. That was our plan. To purchase a home by October. We wanted to move before it got super cold and close before December 2009 to get our $8,000 Obama $$$$..

Until we saw found our house...we fell in love! It was a charming well built older house. I'm partial to older houses just because I know structurally they are built much better than today's houses. And the best part about this house-it's all been remodeled. It all moved so fast-2 days after we saw it, we found out there was a another bid coming in-and we were about to be in a multiple offer. I was so stressed out! We really wanted this house! Within 3 hours of sending in our offer we found out we'd been accepted!!! We were on a adrenaline high for a few days! Next came our inspection. We did find out our house wasn't perfect (but what house is..)-the major things we requested the seller to pay for were: replace garage roof, paint the outside of garage, replace sump pump and install GFI outlets. We waited patiently for 4 days. In that time, we stressed because our FHA loan would probably require the garage roof to be replaced-and we assumed that the Seller would never want to do that.....But when our lawyer called-she had GREAT news. The Seller has agreed to hire a Professional to replace and fix EVERYTHING. Can you believe it?! My lawyer said in his 30+ years of his career this has only happened a couple times!

How lucky are we?!!

I'll stop rambling now and show you the house! I think it's the perfect starter home!

Cross your fingers!

You know how I told you we started looking for houses?? Well...we put an offer in last week on a house-and we got accepted! We are waiting on a few things before it's 'official'....but keep your fingers crossed!!! It's the prefect starter home....I love it!

Our Dream House would include...

We are meeting with our Realtor Saturday morning. She asked us to do some homework and it bring with us....

She requested a list of things our 'dream' house would include. She asked to have fun with it-nothing boring like # of bedrooms or bathrooms, etc...

Here is what we came up with...

· Fireplace-in living room and master bedroom

· French doors (instead of sliding doors)

· Big Kitchen with Island in the middle-with lots of cabinet and counter space

· Breakfast bar in kitchen

· Lots of big windows in kitchen

· Dining room with chandelier

· Big master bedroom with a private bathroom-with a bug tub and fancy shower

· Vaulted ceilings

· Finished basement with a bar

· Attached heated garage

· Hardwood floors

· Hot tub or pool

· Big laundry room

· Fenced in backyard

· Playground set with clubhouse

· Big deck-2 levels- one on the bottom and the top coming off the master bedroom

· Screened in front porch



MUST HAVE:

· Basement

· 2 bathrooms

· Place for dishwasher

· Central air

· Garage





I'd like to think we are pretty simple and practical people...if we don't get all these luxuries we'd be happy. But it's always fun to dream!!!

Automatic Approval!


Today we found out some great news!

We got an automatic approval for a home loan!! We get to do some REAL window shopping now! I'm just so excited right now...I had to share the news!

We have found a lot of houses we like on the internet. So, we have to narrow them down and pick our top favorites. Then contact our Realtor and go see the houses!

It's all so exciting...yet kinda scary. If you asked me 2 years ago if I would be married and house hunting-I would have laughed in your face. But Mike and I are ready for this next big step and are looking forward to starting a family in our new home.
